General Inspections
Every homebuyer needs an inspection. We do our best to make sure ours is the one you’ll want.
A general home inspection, conducted in accordance with ASHI Standards of Practice and Oregon state law, is a non-invasive visual assessment of a home’s major systems and components. This includes the structure, roof, electrical, plumbing, HVAC, interior, exterior, and more. The goal is to identify safety issues, significant defects, and components nearing the end of their service life, helping clients make informed decisions about their property. We have extensive experience with new construction, century homes, and everything in between.
The inspection typically takes 2–3 hours for an average-sized home. While your presence isn’t required, we highly encourage buyers to attend. This allows us to review key findings on-site and answer any questions in person. After the inspection, your detailed report will be completed off-site and delivered digitally within 24 hours. Follow-up calls are welcome! We want to make sure you are confident in your purchase.

Thermal Imaging
This is included in all of our general inspections. Thermal imaging is a valuable tool in a home inspection because it helps reveal hidden issues that aren’t visible to the naked eye. Using infrared technology, thermal imaging can detect subtle temperature differences which helps identify potential problems such as water intrusion, missing insulation, electrical hotspots, air leaks, and HVAC inefficiencies. By including thermal imaging, inspectors can provide a more thorough assessment of the home’s condition—helping homeowners and buyers make better-informed decisions and avoid costly surprises down the line.

How much does a home inspection cost?
Typical pricing for single-family dwellings is shown in the table below. This will include thermal imaging. Condo inspections exclude most exterior systems as they are a shared responsibility covered by the HOA. Inspection cost is reduced to account for this.
Detached buildings / ADUs: Typically $65-$125
Multi-unit surcharge (up to 4plex): +$125 per additional unit
Radon testing: With home inspection: $150 Standalone: $225.
